Many single family homes on the bay side of the island date from the 1970s and 1980s. They often have enclosed kitchens, small primary baths and sliding doors that fall short of today’s wind standards.
Updating them usually means opening the kitchen to the living area and the water, enlarging the primary bath with a walk in shower, and replacing old openings with impact rated windows and doors. Because most of the island is in a flood zone, we check the 50 percent rule before the scope is set.
