Lido Key and St. Armands are within the City of Sarasota, so permits go through the city. Most of the islands are in flood zones, so we check the FEMA 50 percent rule on larger projects, and Gulf front work can involve the state’s Coastal Construction Control Line.

Canal front homes on Lido and the surrounding keys tend to sit lower, with the living space, lanai and pool all tied to the water. Remodeling them means planning around the flood zone and making the connection between inside and out work well.
If your project also needs seawall or dock work, that is done by a licensed marine contractor, and we schedule our work around theirs so the house and the waterfront come together at the end.
