Do I need a permit to remodel in Sarasota?
Most remodels that touch structure, electrical, plumbing, mechanical, windows or doors need a permit. Inside city limits it comes from the City of Sarasota, and in unincorporated areas like Siesta Key, Osprey and Palmer Ranch from Sarasota County. Longboat Key has its own Town building department. Cosmetic work like paint usually does not need a permit. We pull and manage the permits on every project.
What is the 50 percent rule, and does it affect my remodel?
If your home is in a FEMA flood zone and the cost of the work reaches 50 percent of the structure’s market value, the whole home must meet current flood requirements, which can mean elevating it. Much of Sarasota, especially the keys and the bayfront, sits in a flood zone. We check your zone and your home’s value before design, so the plan works with the rule instead of against it.
What is the Coastal Construction Control Line?
It is a state line along Gulf beaches. Work on the seaward side of it can need a separate permit from the Florida Department of Environmental Protection, in addition to the local permit. We identify this early on Gulf front properties.
Can you make my home stronger against hurricanes during a remodel?
Yes. Impact windows and doors, roof to wall connections and a documented wind mitigation inspection can all fit into a remodel, and many of them can lower insurance premiums. When walls are already open, it is the least expensive moment to strengthen the house.
Condos and Older Homes
Do you remodel condos downtown and on the keys?
Yes. We are condo remodeling specialists. We do full condo renovations and bare unit finish outs in downtown towers and beachfront buildings on Lido, Siesta and Longboat, and we handle the association package, insurance certificates, elevator bookings and allowed work hours.
Do you work with older and midcentury homes?
Yes. We scope hidden conditions like old cast iron drain lines, dated wiring and panels insurers no longer accept before the design is final. On midcentury homes we also help decide which original features, like terrazzo floors and clerestory windows, are worth keeping.

Will I see a design before construction starts?
Always. Our in house designers plan the space and walk you through every selection, including cabinetry, stone, tile, fixtures and lighting, and you approve it all before we build.
Can you work with my own architect or designer?
Yes. We can build from your architect’s or designer’s plans, or provide the full design in house. Either way, one team manages permits, selections and construction.

Timeline and Getting Started
How long does a remodel take in Sarasota?
Most bathrooms take about two to three weeks of construction on site, and most kitchens about five to six weeks, once design is final and the permit is issued. Whole home renovations and condo projects take longer because of permitting and association approvals. You receive a written schedule with your proposal.
