A condo remodel runs on two sets of rules: your design, and your building’s. Alteration forms, certificates of insurance naming the association, elevator reservations, loading dock windows, quiet hours and floor sound ratings all shape the schedule before a single cabinet is ordered.

Before the design is final, we read your association’s alteration rules, confirm what can move and what cannot, and prepare the submittal package with drawings, our license and our insurance. Many downtown and beachfront towers are built on post tensioned concrete slabs. Coring or cutting those slabs without scanning can strike a steel tendon, so we scan before any penetration and bring in the engineer your building requires.

Plumbing stacks, drain slope and venting decide how far a sink or a shower can travel. We confirm those limits during design, so the layout you fall in love with is one the building will actually allow.

Questions homeowners ask us

Do I need association approval to remodel my Sarasota condo?
Almost always, for anything beyond paint. Most associations require an alteration application with drawings, the contractor’s license and a certificate of insurance. We prepare and submit that package for you.
Can you move the kitchen or bathroom in my condo?
Often, yes. It depends on the plumbing stacks, the drain slope and the slab. We verify those during design and scan post tensioned slabs before any coring.
What are sound rated floors, and why does my building require them?
Many buildings require new hard flooring to be installed over an acoustic underlayment that meets a minimum sound rating, so the neighbors below are not disturbed. We specify and install the underlayment your building requires.
Can you remodel my condo while I am away for the season?
Yes. Many of our condo clients are seasonal. We coordinate with the building manager, send photo updates and have the unit ready when you return.
Do you do bare unit finish outs?
Yes. We design and build complete finish outs for new or shell units, from bare walls to move in ready.
