What a Sarasota remodel really requires

Three things shape every project on this coast long before finishes are chosen. We plan for all three from the first meeting.

Hurricane and Wind Protection

This coast sits in a high wind zone. We specify impact rated windows and doors, strengthen roof to wall connections, and document the work for a wind mitigation inspection that can lower your insurance. When walls are open, it is the cheapest moment to make the house stronger.

Salt Air and Humidity

Within a few miles of the Gulf, ordinary hardware corrodes fast and humidity finds every gap. We specify marine grade stainless, sealed natural stone, coastal rated finishes, and ventilation that keeps moisture out of cabinets, walls, and showers.

Flood Zones and the 50% Rule

Much of the city and the keys sit in a FEMA flood zone. If work reaches 50% of the structure’s value, the whole building must meet current flood requirements. We check your zone and value before we design, so the scope stays on the right side of the line.

Older and Midcentury Homes

Remodeling an older Sarasota home

Many of Sarasota’s best houses were built between the 1950s and 1970s, from the block bungalows West of Trail to the midcentury homes of the Sarasota School of Architecture on Lido Shores and Siesta Key. They have great bones and great lots, and they hide problems that only show up once walls are open.

The usual suspects are cast iron drain lines rotted from the inside, galvanized or polybutylene supply lines, electrical panels insurers no longer accept, and windows far short of today’s wind code. None are reasons to walk away. They are reasons to price the project honestly. We scope hidden conditions up front, so the budget holds when construction starts.

If your home is a midcentury original, we will also talk about what to keep. Terrazzo floors, clerestory windows, and open post and beam layouts are part of why these homes are worth owning, and the right renovation updates the systems without erasing the character.

Condo Specialists

Remodeling a Sarasota condo

Condo remodels run on the building’s rules as much as on the design. Most associations here want an alteration application with drawings, the contractor’s license, and a certificate of insurance naming the association. Many buildings limit work hours, require elevator reservations, and set minimum sound ratings for new flooring.

Towers add technical limits. Many downtown and beachfront buildings use post tensioned concrete slabs, no core drilling or plumbing moves without scanning and an engineer’s sign off. Moving a kitchen or shower in a high rise is possible, but it has to be planned around the structure.

We handle that paperwork and coordination for you, and for owners buying a vacant unit we manage the full finish out from bare walls to move in. If you are buying downtown or on the keys, bring us in before closing. A quick walkthrough tells you what is realistic before you commit.

How to choose a remodeling contractor

Ask in any neighborhood group and you’ll hear the same stories. Here’s how to protect yourself, whoever you hire.

Check the license.

Every Florida contractor’s license can be verified on the state’s MyFloridaLicense website. Make sure it’s active and matches the company on your contract. Ours is CBC1269114.

Ask who pulls permits.

Your contractor should pull permits in the company’s name. Being asked to pull an owner builder permit for someone else’s work is a red flag.

Get it itemized.

A one line price is a guess. An itemized proposal with allowances shows exactly what’s included and what a different selection costs.

Ask about lien releases.

Under Florida’s lien law, unpaid subs and suppliers can lien your home. Ask for lien releases as payments are made so you never pay twice.

Ask about flood rules.

On the keys and the bay, ask how the contractor handles the 50% rule. If the answer is vague, keep looking.

Usually, for anything that touches structure, plumbing, electrical, windows or doors. Who issues it depends on your address: the City of Sarasota, Sarasota County or the Town of Longboat Key. We pull it for you.
How does the 50 percent flood rule affect a remodel?
In a FEMA flood zone, work that reaches half of the building’s value triggers current flood requirements for the whole house. We run that check before design, not after.
