Prefab vs. Custom Built ADU: The "Cheap" Option That Costs You More

We get it. You saw an ad for a "$40,000 tiny home" that can be dropped in your backyard. It sounds too good to be true.

In Florida, it usually is. While Prefab (Modular) homes serve a purpose, St. Petersburg's rigorous High Velocity Hurricane Zone (HVHZ) codes make them a logistical nightmare compared to custom Stick-Built construction.

1. The "Wind Load" Trap
Most generic tiny homes are built to national standards (110 mph winds). St. Pete code requires structures to withstand 140-150 mph gusts. To legally install a prefab unit, you often have to pay thousands for structural retrofits, effectively killing the savings.

  • Durability: Custom uses Concrete Block (CBS) or 2x6 framing anchored to a slab. Prefab is often wood-frame on a metal chassis.
  • Ceiling Height: Prefabs are limited by highway transport heights (usually 9ft). Custom can have 12ft+ vaulted ceilings.
  • Resale: Buyers pay a premium for "Guest Houses" that match the main home's architecture vs. a "shed-like" box in the yard.
